Sole agent mandate in France


In France you have two options for selling your property. You can either sign a sole agent agreement (exclusive) or a simple mandate or agreement (non-exclusive) with an agency.

For your personal comfort and the efficiency of the selling process we usually recommend choosing an exclusive mandate or agreement with a real estate agency.


What are the advantages of a sole agent agreement?


The real estate agency will create a tailor-made strategy for the sale of your property, and will use its best efforts and energy to advertise the property.

As the real estate agency is very likely to sell the property, they will invest more money and time in the selling process.

The agency will also be open to collaborating with other partners in good faith, and without engaging in excessive competition.

The real estate agent will invest more time in resolving additional questions with the management company, the architect or the City hall on your behalf.

The label “Sole agent” is a sign of prestige for luxury real estate and also of trust: if the seller trusts his estate agent, the buyer will also trust him.

If the property is advertised by many agencies, it undervalues the property and may irritate buyers.

It’s more comfortable for you to manage the selling process and access to the property through one person.

For clients who have doubts about working on an exclusive mandate basis, we recommend a co -exclusive mandate ( 2 agencies) in order to avoid the confusion of a multi-agent option.

I have seen from experience that properties represented exclusively by the estate agency tend to sell more quickly in general. This is the main argument for having an exclusive mandate.
